Terms & Conditions of Rental


Please note the following terms and conditions apply for rental of our holiday cottages:

A non- refundable booking deposit of €100 per cottage per week is required to reserve accommodation. The balance of rental is payable 6 weeks before arrival. Confirmation of booking will be issued on receipt of deposit.

Notice of cancellation must be in writing/email. The following charges will then apply:

6 – 4 weeks before date of arrival: 50% of balance will be refunded

Less than 4 weeks to 2 weeks before date of arrival: 25% of balance will be refunded

Less than 2 weeks’ notice of cancellation no refund will be given

It is strongly advised that guests take out holiday insurance to cover the possibility of cancellation charges.

Electricity and central heating are included in booking.


The cottage must be left as it is found and the cost of repairs to or the replacement of property will be charged to the guest.


A security deposit of €100 per week of rental is payable with your full payment. This will be returned provided we are satisfied that the terms and conditions of rental have been complied with any damages will be deducted from your security deposit. Guests are expected to leave the cottage clean and tidy otherwise a charge of €20 will be made.


Rental of cottage may be terminated with no refund at the discretion of the Owner if guests behave in a disruptive manner, cause a nuisance or disturbance, cause damage to the property or in any other circumstance deemed reasonable by us.


Arrivals are after 14.00hrs and the cottage must be vacated by 10.00am on day of departure, unless agreed beforehand with us. It is recommended that guests contact by telephone or email 24 hours in advance to advise of approximate time of arrival.


We are not responsible for any loss of valuables or property left in the cottage during the stay or on departure.


If necessary, we may at all reasonable times visit the cottage.


The number of persons stated on the reservation form may not be exceeded in any circumstance.


Pets are not allowed in the cottages.


In the event of a complaint this must be made known to us immediately so that the complaint can be satisfactorily dealt with at the time.


If a guest has a special requirement relating to a booking, this should be specified to us at the time of booking, otherwise we cannot guarantee such requirement will be facilitated.


We have a no smoking policy and failure to comply will result in the security deposit being withheld.
